Exterior Maintenance Guidelines

The Architectural Review Director provides the following information in response to frequently asked questions regarding compliance with the Fawn Ridge Covenants, Conditions and Restrictions (CCR’s). We hope this will be a useful guide to all homeowners.

All homeowners must submit a “Modification Request” to the HOA Board for approval, prior to work beginning.
Failure to submit a Modification Request will result in a one-time charge based on the outline in the Board approved Fining Matrix.  Failure to comply with these guidelines may result in a weekly fine to be accrued and added to HOA dues until the owner comes into compliance. 


The homeowner is responsible for all permits and “Call Before Digging (Dial 811)” city ordinances. If a homeowner causes underground damage to utilities or sprinkler systems, the homeowner will be responsible for the cost of all repairs.

ROOF
Homeowners MUST use “Owens Corning Oak Ridge Series – Desert Tan Shingles”.
Architectural style is recommended for longer life. These shingles can be purchased at ABC Supply on Philips Highway.
**A City permit is required and should be obtained by a licensed contractor. **

FRONT DOORS
(Including Screen & Storm)
All front doors and side frames must be painted the approved Fawn Ridge Autumn Brown unless using a Board approved “Accent” door color. Metal Storm Doors/Frames must be bronze or antique bronze (same color exterior as window frames).

OUTDOOR LIGHTING FIXTURES
Garage, Porch, Post Lights & Posts must have a black or bronze finish.

DECORATIVE FENCES, TRASH & A/C ENCLOSURES
All worn, rotten or weather damaged wood on these enclosures must be maintained and/or replaced with Board-on-Board, Shadow Box or Stockade style only and painted the approved Fawn Ridge Autumn Brown. No perimeter fence of any kind allowed in front of home. All A/C units and Trash Receptacles must fit behind an enclosure fence, placed in rear of property or in garage and out of street view. No lattice type fencing will be allowed in the front or sides of the property for enclosure fences.

GUTTERS & DOWNSPOUTS
All aluminum or plastic gutters and downspouts must be manufactured in a dark brown color or painted with satin-based Fawn Ridge Autumn Brown No other colors are acceptable.

FENCING
Install or Replace existing fence with Board-on-Board, Shadow Box, Stockade styles or vinyl. Vinyl fencing must adhere to the Brown/Tan approved color. Rotted wood must be replaced as needed. New Fencing MUST have prior approval from the Board.
**Note the following for any new fencing – Gate access MUST be provided on both side fences whether there is an existing gate or not. **

GARAGE DOORS
Garage doors may be replaced with standard wood or metal doors. Homeowner option of with or without windows. Doors must be painted with Satin-based Fawn Ridge Autumn Brown. Just a reminder: It is the homeowner’s responsibility to maintain garage doors that are faded/damaged by refreshing paint periodically.

PAINTING
Fawn Ridge Autumn Brown – Satin Based is the ONLY Approved Paint Color for all exterior wood, trim, and metal garage surfaces. You must have the paint code or sample to match this color correctly. No other colors are acceptable.

Bungalow Beige (#7511) with Elastomeric Base is the ONLY Approved Paint Color for the coquina/stucco exterior façade of home. No other colors are acceptable.

A slight variation of any of these colors will be considered when Property Modification Request Form is submitted for approval.

WOOD DOOR STAIN
Any Dark Wood Stain (no light color stains will be approved).

WOOD SIDING & TRIM
All replacement of wood siding and trim, including chimney, MUST be the same style and type currently installed and painted with Autumn Brown – Satin Base.

WINDOWS
Replacement Windows MUST be the same style (60/40 split) and the exterior finish MUST be Antique Bronze in color. Grids are optional for homeowners.


COQUINA – MOLD & ALGAE
Homeowners must spray for mildew/mold build-up, seal cracks, etc. This includes walkway, driveway, and inclusive sidewalks as well as roof-top chimney stacks and exterior building façade.


LANDSCAPE/TREES & SHRUBBERY
Lawn maintenance for mowing, trimming, and blowing IS included in the HOA dues paid. Tree and Shrub trimming/pruning, weeding/spraying, fertilizing, and Xeriscape maintenance is NOT included. The homeowner is responsible for the trimming, pruning, weed control and leaf collection on their own property. Overgrown and dead foliage should be trimmed and removed as required. Approval for planting of any nature outside of a 12 ft. perimeter of home structure, including front or side easements, is required by the Board prior to start of work.

Potted plants are NOT allowed in the driveway, so as to prohibit parking. Potted plants must be kept on the porch, front entrance walkway, or on a paved pad in front or side of home structure.
NOTE – Waste Pros collects yard debris at the curb every Tuesday.

DRIVEWAY EXPANSION
A driveway extension may be installed for parking purposes only. Concrete or 2-4 inch in depth pavers will need to be used. Natural shades such as tan, brown, or gray are recommended. Paver color must be approved by the Board. Work must be done by professionals to assure conformity and uniformity. Homeowners must be aware of the necessity of weed control within such pavers.
